Symptom:
When you enable editing on the newly downloaded template, you see only Download a Template...etc
Solution:
1. Within Word>File
2. navigate to Options
3. In the overlay that opens click on Trust Center>Trust Center Settings
4. Navigate to protected view>uncheck Enable Protected View for files originating from the internet
5. click on OKs to confirm the changes & you will now be able to download and open the templates successfully.
